Choose a lender
Next, it’s time to see what loans are available and get a feel for the different lenders. The easiest way to do this is to have us compare the market for you.

Gather the necessary documentation
You’ll need to provide various documents to support your pre-approval application. Although requirements can vary between lenders, they generally want to check your:

Get pre-approved

While you’ll still need full approval later, pre-approval lets you confidently bid or make an offer on a property.
Keep in mind that pre-approval is not a guarantee of a home loan; you must still meet the lender’s conditions. Pre-approvals are usually free and don’t obligate you to take out a full loan with that lender. They are typically valid for three months.

Find a property and make an offer
After pre-approval, the exciting part begins – house hunting. When you find the perfect property, it’s time to make an offer. At this stage, you’ll need to decide whether to stay with the lender that provided your pre-approval or explore other home loan options.

Complete a formal mortgage application
The final step is completing the formal home loan application for unconditional approval. If you choose to stay with the lender that provided your pre-approval, most of the documentation will likely already be completed. We’ll guide you through any additional requirements.
As part of your application, your lender will typically arrange an independent valuation of the property to assess the risk of lending you the money.
If everything goes well and your mortgage application is approved, the lender will send you an unconditional loan approval letter.
It’s wise to have your solicitor or conveyancer review everything to ensure it’s in order before you sign the loan documents.

Settlement
Finally, it’s time for settlement. At this stage, the lender will verify that your documents are in order and advance the home loan.
Your legal and financial representatives will meet with the seller’s representatives to exchange documents and lodge the transfer of title. Stamp duty is usually paid at the same time as settlement.

Post-Settlement
After settlement, your loan will be funded, and you’ll start making monthly mortgage payments. It’s important to keep track of your loan terms, payment schedule, and any potential refinancing opportunities in the future.
